Here is a call to action...  Stand up NOW.  The stimulus package has been approved by the Senate.  It has many good features for home buyers.  The current measure in the Senate has a $15,000 tax credit for all buyers extended to the end of 2009 without the repayment clause.  It has permanent increases in the FHA, Fannie Mae and Freddie Mac loan limits matching the levels set in 2008.  There is also an increase in the resources for foreclosure mitigation to relieve the flood of foreclosures.

All we need now is a push from the voters to get the House and the Senate to agree upon a package.  Send a letter/email/fax to your Congressperson and Senators.  If we unite, we can help all buyers with their home purchases and get the country back on track.

In honor of the changeover to high definition TV, St. Louis Green is promoting an event to help you get rid of your old TV's.  The event will take place on February 7th, 2009 from 9 a.m. until 4 p.m. at UMSL~The University of Missouri at St. Louis Parking Lot E.  Follow the posted signs to the Millennium Student Center.

Dear Mr. and Mrs. Seller,

Now that you have your house listed and it has been sitting on the market for a while, can we please get real about selling it??  We have had many offers and still no sale.  Your home is your castle but in today's market it is not going to fetch the prices of yesterday. 

You say you will not accept an FHA offer and conventional ones are too low.  What am I to do?  I cannot get this done alone.  You need to work with me here.  Everyone wants a good deal.  Everyone has to start some where on price. 

You are concerned the offer is too low and the appraiser will predicate repairs.  Give the buyers a chance Mr. and Mrs. Seller.  You may be surprised.  This is the house for them...please or please let the buyers try to buy??
